The project is being implemented successfully. Company "State Farm Moskovsky+" confidently copes with its obligations. The vast majority of residential buildings have been put into operation. The last three houses of the fifth phase of construction (No. 28, 29, 30) according to the documents should be commissioned in the fourth quarter of next year, but the developer has already announced their early commissioning on June 30, 2019, and also reassured the shareholders that they will receive the keys before the end next year. As of the second half of December, all three of these houses have been erected, windows have been installed, and facade and interior work is underway. Currently, the developer’s plans to commission these buildings in six months look quite realistic. The construction of houses in the 10th phase is still at the initial stage, with another two and a half years before commissioning.

About the advantages and disadvantages "First Moscow" Enough has been said in the portal’s opinions over the past years; there is no point in repeating it. Let us note the very decent level of improvement and landscaping, thanks to which the new microdistrict looks lived-in and cozy. Compared to the portal’s previous opinion, there has been progress in the social sphere: new kindergartens have appeared, and another school is on the way. Unfortunately, there is no information yet regarding the construction of a much-needed clinic for new residents, as well as a sports and recreation complex. The opening of several specially equipped parking lots was positive news for car owners. (True, all the same, there are a lot of cars in the courtyards, so there are difficulties with parking spaces, as well as with traffic on internal passages). In addition, it is worth mentioning the opening of a section of the Solntsev - Vidnoye highway between the Kievskoye and Kaluzhskoye highways, as well as the completion of the reconstruction of the Kaluga highway. All this plays into the hands of motorists living in First Moscow. But, of course, the main event in transport terms was the opening of the station, as well as the launch of a new bus route No. 333 to it, which runs directly from First Moscow. It is also reported about changes in the movement of bus route No. 866, thanks to which it will be possible to get to the station without transfers directly from the residential complex. All this reduces travel time for residents to the center of Moscow.

The "First Moscow" is in the middle of the list. But since the project is very well balanced in terms of price and quality of execution, the demand for local apartments has been and remains stable. Everything in the completed buildings 1, 2, 3, 4, 6 has already been sold. In eight buildings of the 5th phase, only 40 apartments remain available as of December. There is a wider choice in the buildings of the new 10th phase of construction - there are more than 130 apartments for sale in the first buildings 1 and 4 to hit the market.

As an alternative, you can choose an apartment for yourself in one of the residential complexes being built along Kievskoye Highway: residential complex ("B+"), residential complex from PIK Group (rating "A+"), residential complex from (rating "A", there are delays in terms of delivery), residential complex. And also in the one under construction near the new station Rasskazovka metro station residential complex from (rating “B+”, there are postponements).

As noted in earlier opinions of the portal, the reputation of the business structures behind the formal developer ( "State Farm Moskovsky+" ) is very high, so the reliability of the project does not raise any questions. If anyone had concerns, they were dispelled by the progress of construction work. Construction is currently progressing without delays. By November 2017, more than forty buildings of the residential area had already been put into operation. There are several more buildings in the pipeline. It is alarming, however, that since April of this year the developer has not posted new photo reports from the construction site. It is known that construction is underway on buildings of the fifth phase No. 19 and 31 (they are expected to be commissioned this year), No. 26 and 27 (commissioned in the second quarter of 2018), as well as building 25, which will be commissioned in the fourth quarter of 2019. The construction of buildings 28, 29 and 30 (which will also be completed at the end of 2019) has not yet begun.

In earlier opinions of the portal, we analyzed in detail all the pros and cons "First Moscow". It should be noted that the developer is gradually introducing social facilities into operation. The residential complex already has two schools and three kindergartens. However, their workload is very high. It is more difficult with medical care, since the children's and adult clinics are located outside the residential area (at a distance of 1.5 to 2.5 km from its western borders). On forums, residents of First Moscow discuss a number of everyday issues that concern them: for example, mistakes made during construction - poor-quality sealing of interpanel seams in some houses, which results in heat loss in apartments; high payments for utilities, not always proper water quality, delays in registration - all these issues are related to the activities of the management company. There is also a shortage of parking spaces near houses; the presence of parking lots does not help the situation, because not everyone can afford space there. Another issue that is acute both for residents of the new residential complex and for the entire Moscow one is the organization of a separate exit to the Kievskoye Highway and the arrangement of a direct road to bypass the Kievskoye Highway. Residents' signatures have been collected, the issue has been raised with the authorities, promises to build roads have been made, but the exact timing of the work is not yet known. This means that in the near future the problem of traffic jams on the way to Moscow and back will remain acute. The situation will become somewhat simpler after the opening of the station, which can also be reached from the First Moskovsky residential complex. It is expected that the new metro section to this station will open in March 2018.

Sales of apartments in the residential complex are active, which is facilitated by their affordable prices by the standards of New Moscow. In the buildings of the first, second, fourth and sixth phases, everything has been sold. At the beginning of November 2017, about 30 apartments remained for sale in the buildings of the third phase of construction. The largest number of options (144 pcs.) are currently in the buildings of the fifth phase of the residential complex. The main competitors who offer apartments of comparable prices are the residential complex included in the PIK Group of Companies ("A+"), as well as the residential complex from (rating "A"). In our opinion, these projects have some advantage over First Moscow - they are located much closer to the Moscow Ring Road and existing metro stations.

The project is large-scale, the houses are panel, they are built quickly. There is a slight deviation from the delivery deadlines, but in general it is not critical. Initially, the developer might have raised doubts: after all, the company "Moscow State Farm +" I had not been involved in construction before, and the fact that the main founder of the developer (Sansuperb Investments Ltd.) was registered in Cyprus also, of course, did not add optimism. How does this company expect to build such a large microdistrict? At the start of the project, this question seemed quite legitimate.

However, everything falls into place after meeting the customer and the general construction contractor. The role of the first is played by the National Development Company, which is part of (the reputation of the group of companies is not questioned). As for the general contractor, this function is performed by GVSU Center, one of the largest construction companies in Moscow. Its authority is very high, it has built a lot of facilities, and GVSU Center usually meets deadlines. Thus, based on a combination of factors, it relates to the project "First Moscow" possible with the proper degree of confidence. And the state of affairs at the construction site confirms this.

A lot has been done since 2012. 19 houses were put into operation. Apartments in buildings belonging to the first two phases of construction have already been completely sold out. Houses of the following stages are actively being built and sold. The first planned social infrastructure facilities were built - a kindergarten and a school. The level of improvement of courtyard areas can be considered excellent. Landscaping work, sports and children's playgrounds - everything is done to a high standard.

The apartments presented in the complex are quite diverse and have a number of advantages: spacious kitchens, hallways with convenient storage rooms, large balconies. In a word, quite decent housing, suitable for different groups of buyers. It is clear that on forums on the Internet you can also find critical reviews regarding the quality of construction, but this is generally a common thing. A point that potential buyers should pay attention to is the proximity to the airport. Planes taking off and landing sometimes create background noise. Perhaps this will be important for some of those who are considering "First Moscow" as a place for your own residence, and not as an investment in an apartment for rent.

Among the advantages of the complex, we note some prospects in terms of transport. Firstly, the station will go into operation in 2016 - it will be the closest to "First Moscow". Even despite the heavy traffic along the Kyiv highway, getting there will not be difficult. Secondly, the station is scheduled to open in 2017. It is even closer, and you can get to it along a local road, which is not as congested with traffic as the Kiev highway. Thirdly, traffic along the latter has also become somewhat less congested recently thanks to the reconstruction of the MKAD interchange on Kievskoye Shosse - Leninsky Prospekt.

In Moskovsky itself there is currently no intense competition among new buildings. Everything that has been built in recent years has already been implemented. If we talk about options in nearby settlements of New Moscow, then it is worth mentioning, “Solntsevo-Park”, and “In Solntsevo”.

"First Moscow"- a microdistrict that is being built on the Kiev highway. The new building consists of 62 residential buildings of 17-22 floors and numerous infrastructure facilities between them. At the moment (November 2013), the construction of the first stage of the microdistrict is close to completion, the entire area will be built by the end of 2018.

In addition to the fact that many vital facilities are planned to be built in the microdistrict itself, it is being built in the central part of the village, which already has extensive infrastructure. Opposite the new building is the central square of the village, where there are several shopping centers. It also contains the final stops of public transport, which connects the village both with Moscow (Yugo-Zapadnaya and Teply Stan metro stations) and with surrounding settlements. Not far away, a few hundred meters away, is the Kievskoye Highway, so you can get to the Moscow Ring Road by car in 10-15 minutes.

After some towns and villages in the Moscow region became part of Moscow, large-scale construction began in them. The city of Moskovsky, located southwest of the capital, was no exception.

Not far from the Kyiv highway, it grew in literally four years and continues to expand. I decided to find out what this comfortable microdistrict is like, which the developer, Sovkhoz Moskovsky + LLC, calls a park city.

PRELIMINARY EXPLORATION

Residential complex "First Moscow" is a large comfort-class residential complex, which will occupy a total of 145 hectares. Located near the Kyiv highway, 7 km from the Moscow Ring Road. Completion of construction is scheduled for 2020.

The website of the residential complex (http://www.moscovsky-park.ru/) is extremely informative and rich. However, this is not surprising: the developer already has something to show, in addition to plans and promises: approximately half of First Moscow has been built, many houses are occupied, and the experience of selling the first phases has allowed him to “hone” the skill of presenting the complex to almost perfection.


The site greets us with a colorful panoramic screensaver that promises beautiful houses and landscaped yards. Looking ahead, I will say that the reality turned out to be no worse than the visualization on the Internet. But first things first.


So, the “First Moskovsky” residential complex will consist of ten small blocks (each of them is called a “phase”; in this case, “phase” is a kind of synonym for “queue”).


The houses are panel houses, 17-25 storeys, P-111 M, P-44, KOPE series, finished with decorative brick. The master plan also provides for 5 specialized schools, 10 kindergartens, multi-level parking lots, medical institutions, and shops, banks, and beauty salons on the ground floors of residential buildings. As part of the entire project, it is planned to build more than 60 houses.


The sale of apartments (as well as the advertising of residential complexes) is carried out by the Absolute Real Estate company (www.absrealty.ru), information about the developer could only be found in the project documentation: this is State Farm "MOSCOW +" LLC, the founders of which are two Cypriot developers "SUNSUPERB INVESTMENTS LTD" and "TIZNEROS HOLDING LIMITED".

The site provides comprehensive information about apartments, layouts, prices and the residential complex as a whole. You can view photographs of the residential complex (including aerial photography), videos (including from web cameras), monitor the dynamics of construction, and find documentation on the buildings. The selection of apartment options is organized quite conveniently.


The only negative is that due to the large number of cases, it is sometimes difficult to sort them out. But if you wish, you can completely cope with this task.

The cost of apartments varies depending on the building and floor (“middle” floors are slightly more expensive). There are few options for apartments; after all, this is a standard panel construction.

The three-room apartments in this series are also quite “standard”.

The layouts in the “towers” ​​(KOEP) are more interesting, but at the beginning of October there were practically no apartments for sale in the “towers”. However, the floor plan of such buildings can be considered.


You can buy an apartment with a rough finish or a finished one. Moreover, the finishing is carried out in four options of equal cost (http://www.moscovsky-park.ru/finish) - classic, English, Scandinavian and modern. However, I will return to the issue of finishing later.

RECOGNITION IN COMBAT

Motorists can get to the First Moskovsky residential complex along the Kievskoye Highway. Public transport offers several options: buses from the Salaryevo metro station (two stops, the journey takes about 10 minutes), from the station. Yugo-Zapadnaya metro station and st. metro Troparevo (about 20 minutes), or from the Teply Stan and Yasenevo metro stations (you will have to spend about an hour on the way). In 2017, they promise to open the Rasskazovka metro station, which will be located 4 kilometers from the complex.

The sales office from the Absolut Real Estate company is located across the road from the residential complex, five hundred meters from the Moskovsky bus stop.

In the office, waiting for the manager to be free, I took booklets from the counter to better understand the infrastructure of the residential complex and decide which of the houses I liked best. However, to my surprise, the booklets contained only planning solutions. The general plan and relative position of the houses can only be viewed in the First Moscow advertising brochure from the manager.

Personally, this approach caused me some bewilderment: the complex is large, it is not so easy to understand where this or that house is located, and without a general plan at hand it is almost impossible to do this. The booklet itself provides only approximate information about the location of the house (there is a small schematic image of the microdistrict without streets or other identifying marks).


Based on the results of communication with the manager, I found out the following.

As of September-October 2016, the first six phases have been built or are at various stages of construction (people are already living in three of them). Four more quarters (phases) are being planned, territories have already been allocated for them in the general plan, but the sales office found it difficult to tell me the construction timeframe; preparatory work has not even begun on these sites.


Now apartments in phases 3 and 5 are on sale. Each phase is rented out in its entirety - both residential buildings and infrastructure facilities - kindergartens, schools, playgrounds, clinics (everything that is planned for the phase). This is definitely a plus - new residents will not have to live “on the construction site”; everything necessary for a comfortable stay will be equipped.

The third phase is planned to be handed over to the state commission at the end of 2016, the fifth - at the end of 2018 (at the same time, it’s worth “pawning” about another six months for the issuance of keys). In the third phase quarter, the choice of housing is quite small (almost everything has already been sold).


In the quarter of the fifth phase, the choice is much larger, but for now only apartments in the P-111 M series houses are for sale, the rest of the houses will go on sale later. In general, you need to regularly check the site, because information about buildings (and apartments) that go on sale is updated daily.

About half an hour after I arrived at the office, there was supposed to be a tour of the apartments for those interested (by the way, I didn’t find information about tours on the website, it makes sense to clarify this point before visiting the office). The tour is carried out in apartments with four types of finishing, which I described above, and you can also see an apartment with a rough finish and evaluate the design of the entrance groups. Of course, I didn’t refuse this opportunity.

So, a fully furnished apartment is rented in one of four options: Scandinavian, English, classic and modern.

In each of the options there is a carefully specified color and stylistic solution, starting from the color of the floor and the ornament of the ceiling cornices, ending with the pattern on the tiles. The materials used for finishing are also specified in the contract.

These solutions are standard; changing them or combining them in the style of “I want a classic kitchen, but Scandinavian tiles in the bathroom” will not work.

In general, the style and quality of finishing seemed quite successful to me. The cost of repairs includes a good metal door, plumbing fixtures, tiles in the bathroom and an “apron” in the kitchen, as well as a hallway area decorated with floor tiles. There are also tiles on the loggia.

The cost of renovation varies depending on the area, but on average, finishing will increase the price of, say, a two-room apartment by about a million rubles. According to the agreement, by the time the keys are issued, the repairs must be completely completed.

An apartment with a rough finish includes electrical wiring to sockets and switches, plumbing to the bathroom, screed, heating radiators, loggia glazing and plastered walls.



Some apartments have dressing rooms, which, if desired, can be combined with a bathroom, corridor or room.


By the way, the entrance groups turned out to be very nice.

Multi-colored tiles at the threshold, a concierge room and cozy decor inside (the walls of the elevator halls, for example, are decorated with natural marble), plus each entrance has a lifting mechanism for lowering and raising strollers.

The strollers themselves, however, are not included in the project. However, in the houses of the KOPE series there are large apartment halls, where, if desired, you can place strollers, bicycles, and scooters.

During the tour, I learned some details about the residential complex itself. It turned out that all the playgrounds in the neighborhood are divided by age groups (for kids - separately, for teenagers - separately, there is also a skate area). And the developers are especially proud of the fact that inside the area of ​​new buildings they managed to preserve a small birch grove, planted several decades ago.


It also turned out that the phases are not similar like twins, but differ from each other: each of them is “consonant” with a theme (for example, the theme of phase 1 is “forest”) and is designed in the same style. Schools and kindergartens are also built according to individual projects.

I also found out from the tour manager how buyers of apartments in already occupied buildings live. It turns out that in each phase, a housing maintenance company was approved on an elective basis. Residents of all phases chose the same company; its office is located on the territory of the First Moskovsky residential complex. The rent is quite reasonable, about 40 rubles per sq.m.

Judging by the condition of the courtyards and playgrounds, the residents of the residential complex have no problems with the cleanliness of the territory. To be honest, I did not expect to see such neat and well-groomed yards in close proximity to large-scale construction. Even though I was unlucky with the weather - it was raining, the neighborhood looked quite cozy.



A separate plus is that a police stronghold building will soon be erected in the middle of the area. Of course, the close proximity of law enforcement officers will make the residential complex safer.


Managers claim that the First Moskovsky residential complex is a comfort-class microdistrict. I am inclined to think like this: despite the fact that the area of ​​the apartments is relatively small (for example, two-room apartments are up to 60 sq.m.), the architectural and infrastructure solutions that were used in this residential complex really allow it to be classified as a comfort class. And the design of the entrances, and their technical equipment, and the picturesque playgrounds and recreation areas - all this, in my opinion, was done with high quality and grace.

HOW TO BUY

The purchase is possible in two options: mortgage or 100% payment.

As for the mortgage agreement, it can be concluded in six banks. The office has a mortgage lending specialist who can help you complete the contract.


The lack of installment plans seems to me to be a rather big “minus”. A pre-booking agreement can become a somewhat conditional “substitute” for an installment plan.

Often, installment plans are used by those who have part of the required amount to purchase a new apartment, and the rest is planned to be paid after the sale of other real estate. The process of selling existing real estate may take several months, during which housing prices will inevitably rise. If this is exactly the situation you have, then it makes sense to enter into a pre-booking agreement.

It happens like this. Executing the contract will cost the buyer 55,000 rubles; at the moment of signing the contract, the selected apartment is reserved (removed from sale) for two months, the price for it is fixed. During this time, you will have the opportunity to find money to pay for the purchase. If two months was not enough, the contract will be extended for another month for 35,000 rubles. If during this time money for the purchase has not been found, then the entire amount invested in the reservation remains with the seller, and the contract is terminated.

If you have the entire required amount on hand, then the purchase process looks like this: you pay 55,000 for the provision of purchase and sale services (the agreement is concluded with the Absolut Real Estate company), after which you deposit money on the letter of credit within 5-7 days for the apartment. Within three weeks, the DDU is registered, after which the money for the apartment is debited from the letter of credit. After the house is handed over to the state commission, ownership of the apartment is registered within 6 months; nothing else needs to be paid.


There is also the possibility of getting discounts. So, if payment is made within 10 days from the date of signing the contract or if there is a recommendation from friends who have already bought an apartment in this residential complex, the buyer receives a 2% discount on the cost of the apartment. And I believe that finding such “acquaintances” will not be difficult.

On behalf of myself, as a “mystery shopper,” I’ll add. Request details from managers on any points that you do not understand. I got the impression that sales office employees simply pronounce memorized phrases without delving into the essence of the questions they are asked. For example, in order to find out the cost, terms and conditions for purchasing an apartment, I needed to call the manager with clarifications and spend 10 minutes on detailed questions. I can’t say that this had a positive impact on my attitude towards the managers of the First Moskovsky residential complex. However, the LCD itself, in my opinion, is good enough to spend time studying all aspects.

WHAT THEY SAY

Residents of First Moscow have a forum where they discuss current issues. Most of them, however, do not relate to issues related to construction, but to everyday issues - the cleanliness of the forest area nearby, transport interchanges, ease of communication with Moscow and the opening hours of shops and kindergartens. Those who are just waiting for an apartment communicate in separate forum threads, but access there is only possible after preliminary registration. In general, the atmosphere on the forum of “interest holders” seemed to me almost identical to that prevailing in other similar forums, but I did not find any specific “fatal” claims.

LET'S COMPARE

There are several projects in New Moscow that are also quite close to the metro and Kievskoye Highway. In general, given the good transport accessibility and increased comfort of the area, the First Moskovsky residential complex looks quite attractive compared to its competitors. Prices in this complex differ little from the prices offered by its “neighbors”.

Of course, I paid attention to the Sports Quarter residential complex, where apartments in monolithic brick buildings cost even a little less than in the panel buildings of First Moscow. However, the Sports Quarter area is located 5 km further from the capital, and its infrastructure is much less developed.

Conclusion

Among the minuses, I could name the lack of interest-free installment plans. Considering that people don’t have “free” money in the amount of several million very often, providing installment plans seems to me practically necessary.


One of the advantages is the almost complete coincidence of promises and the actual state of affairs. The “First Moscow” residential complex pleasantly surprised me with the fact that the courtyards here look exactly the same as in the advertising pictures. Everything is neat, landscaped, clean, beautiful: green lawns, benches, trees, playgrounds, schools and kindergartens, recreation areas.

The decoration of the entrance areas is also more than decent, the entrances are not only beautiful, but also equipped with the latest technology (“barrier-free environment”, video cameras, modern elevators). In other words, the expectations turned out to be completely justified. A pleasant addition were two forest parks nearby, as well as the “old buildings” area of ​​the city of Moskovsky with its own developed infrastructure.


In general, due to its proximity to the metro and Kievskoye Highway, the First Moskovsky residential complex is a more than successful option, and besides, for comfort-class housing (and geographically related to the capital), the prices here are quite reasonable.

Especially for Apartment Control

The comfort-class microdistrict "City-Park First Moskovsky" is being built 7 km from the Moscow Ring Road along the Kievskoye Highway and belongs to the city of Moskovsky. The project will be fully completed by 2025. Despite slight shifts in the delivery dates of houses, the developers "Sovkhoz Moskovsky+" and IC "Absolute Real Estate" can be characterized as reliable.

Housing

As part of the project, 62 panel residential buildings plus infrastructure facilities will be built on an area of ​​50 hectares. Popular panel series KOPE-Tower, P-44, P-111 M will be selected for development. Ceiling height 2.8 m, variety of layouts in the range of areas 38-102 sq. m, OTIS elevators, original design and improved finishing of entrance lobbies and halls allow us to position the First Moskovsky residential complex as comfort-class housing. New buildings P-44 and KOPE offer fully furnished apartments.

Area

The landscaping of the territory is being carried out at a decent level, Danish Kompan equipment has been purchased for children's playgrounds and sports areas, and kindergartens and schools are being put into operation ahead of schedule. At the same time, the construction of trade, household, and recreational infrastructure is postponed. The ecology in the location is good - the Ulyanovsk forest park is located nearby.

Road

Despite local transport problems (one exit from the city of Moskovsky to the Kyiv highway), the transport situation in the Kiev direction is favorable. In 2015, a new interchange between the Kyiv highway and the Moscow Ring Road was launched, in 2016 the Salaryevo metro station was opened, in 2018 the Rasskazovka station, 3 km away, was launched.

Today I have to describe the indescribable. It’s not that First Moscow is so good or so bad, it’s just that I can’t dare call it a residential complex, it’s at least a district. I don’t know where to start and how to fit all my thoughts into one text. Let's start, as always, in order.

About the complex

The comfort-class city-park “First Moscow” is located 7 km from the Moscow Ring Road along the Kievskoye Highway, in the Moskovsky district in the south-west of Moscow. As part of the entire residential complex project, it is planned to build more than 60 houses. On the map, the city-park is divided into 6 phases, 4 of which are already completely sold out.

The concept of the project is to create a living space that is inextricably linked with nature, and at the same time, self-sufficient in terms of infrastructure. When construction is completed, there will be a shopping center, bank and communications branches, a clinic, consumer services, a social service center, a fitness club, a swimming pool and much more interesting things. At least that's what the developer says.

In the residential complex "First Moscow" all houses are panel series P-111M, P-44 and KOPE. The number of entrances depends on the layout of the house, but they are all made in the same style and are equally equipped. Everywhere there are intercoms, ramps, lifts for people with limited mobility, freight elevators and places for a concierge.


Who builds

The developer of First Moscow is not a newbie. This is the Absolut Real Estate company, which is part of the Absolut investment holding. By the way, about parking. The photo above shows that there are markings for free parking near each house. This is, of course, wonderful, but I noticed that there are a lot of cars there even during the day, and in the evening it’s probably completely sold out and there’s a problem with empty seats. A separate building with above-ground and underground parking is promised by 2020. In general, the situation is tense, if you are a car owner, you may have to look for a parking space in the next block, and if you are a pedestrian, you will have to put up with the fact that drivers sometimes abandon their iron horses anywhere.

Problems and rumors

Rumor No. 1. The residential complex area is swampy. This topic was repeatedly raised on forums, and when I arrived at the site, it was confirmed by one of the residents. The first thought that occurred to me when I walked around the entire residential complex was that this is not a park. The concept of the project is unity with nature, but that’s what’s missing there. There are a lot of tall, monotonous houses around, and the only greenery is lawns and bushes. Visually, there is too much empty space and the feeling of a cozy courtyard hidden behind the trees is missing. Indeed, a forest park begins immediately outside, but the courtyards are some kind of concrete. All the roads around the houses are clogged with cars, making it difficult to pass each other, and sometimes even to walk on the sidewalk. Perhaps this problem will be solved with the construction of a parking building, but this will not happen soon. The infrastructure is also a little tight - no usual entertainment in the form of large shopping centers, shops and restaurants. The only thing there is no problem with is leisure for children and teenagers - children's and sports grounds have filled all the free space. In general, to understand whether you like this place or not, you definitely need to come here yourself; words cannot convey it.
